If you are disciplined enough to devote some time to researching the market, it will automatically put you ahead of your competition. Most builders get by from day to day. They do not bother much about things like market research. Come up with a market research plan and stick to it. You will know when the time is right to proceed, and be able to make informed choices and decisions.

Good market research rests a lot on whether you have access to real estate agents. A good real estate agent can inform you about the trends that home buyers are looking for when purchasing a home. Furthermore, you can list and sell the home you build through the agent. Whether you think you can manage this part of the process yourself is not important, you still need to have a professional estate agent on your side. They work when you don't want to, and they deal with the buyers as well.


It is strange that so many home builders neglect to consult with estate agents, because it really can make a tremendous difference to the success or failure of their business. When it comes down to it, their services is invaluable. Pay attention to what an agent tells you. Many builders make the mistake of not following the advice of the estate agents. This is a big mistake, and if you think you are likely to have the same attitude, you will need to understand that you have to put your ego on the back burner. Bear in mind that agents are only paid once a home has been sold, so their advice is not going to be counterproductive.

Set up appointments with agents in your area. In doing so, you will be able to ascertain what the current market research shows as far as buyer preferences are concerned. For instance, you might enquire what size the homes in the area should be, and what they think builders should concentrate on. Remember to be polite and friendly. Draw up a list of questions that you want to ask and record the answers that you get. Once you have consulted with 2 or 3 agents, compare their answers and look for common threads. Using these common threads will help you design the home you construct. You can move on to drawing up the plans once you have conducted this research. When you have the plans, try to secure meetings with the agents that you got consulted with. This will give you the chance to show them the drawings and hear their feedback.
